SDA SYDNEY

Specialist Disability Accommodation (SDA) is the ‘bricks and mortar’ capital component of disability accommodation supported by the NDIS. When a person is eligible for SDA, the NDIA will include funding in their NDIS plan. SDA is funding for the cost of the home or building the person lives in. SDA does not include the services or support the person might receive in that home. Usually, the person will still need to pay rent or other personal costs to live in an SDA

An SDA provider may or may not own the dwelling and may or may not include:

  • Private landlords
  • Family members of people with disability
  • Organizations (not-for-profit or for-profit

BUT, the SDA provider must be registered with the NDIS Quality and Safeguards Commission. An SDA provider will receive funding from the NDIA and can also charge controlled rent directly from each resident. The NDIA payment is a contribution to the cost of capital and a contribution to the associated business activities and costs relevant to the delivery of SDA: for example, property maintenance and vacancy procedures.

  • Improved Livability- A shared home environment with two other housemates for people with sensory, intellectual, or cognitive impairment.
  • Fully Accessible – A home providing high-level physical access for people with significant physical impairment, shared with two other housemates.
  • Robust – A self-contained single occupancy villa for people with significant or profound intellectual disabilities to promote independence.
  • High Support – A shared home with two housemates, with 24/7 support for people with high complex needs to feel safe and independent.

What is NDIS SDA Funding?

SDA funding is paid directly by the NDIA to SDA providers. SDA funding is for the cost of the home or building you live in. You will usually still need to pay rent or other personal costs to live in SDA. The services or support you might get in that home are not included in your SDA fun.
