SDA funding is a specific funding stream within the NDIS that provides financial support for the cost of the physical environment of a person’s accommodation.
SDA funding aims to address the housing needs of individuals with disabilities who require specialized housing solutions due to the nature and severity of their disabilities.  It’s intended for people who have extreme functional impairment or veritably high support requirements

SDA funding helps cover the costs associated with the construction, modification, or ongoing maintenance of the physical environment to enable individuals with disabilities to live more independently and access the support they require.
SDA properties can include various design features, such as wider doorways, accessible bathrooms, hoists, and assistive technology. There are four categories of SDA, which are based on the design level and the number of residents in a property:
1. Improved Liveability: These are designed for individuals who need a higher level of accessibility and support compared to standard housing but do not require specialist features.
2. Fully Accessible: These properties are designed for people with a high level of mobility impairment and require significant accessibility features.
3. Robust: These properties are designed for people with behaviors of concern or very high support needs, requiring specific design features to ensure the safety of residents and staff.
4. High Physical Support: These properties are designed for individuals with complex needs and require a high level of support and physical assistance, including features like ceiling hoists and specialized bathroom facilities.
To be eligible for SDA funding, individuals must meet specific criteria outlined by the NDIS, and the need for SDA must be included in their NDIS plan. The funding for SDA is separate from other NDIS support budgets and is not means-tested, which means it does not depend on the person’s income or assets.
